As we start to shift from summer to fall, real estate gears up for stronger staging statements to reflect the seasons. Mary Noone, real estate agent at Trent & Co., shares two great trends that are shoe-in style updates to transition your home into the next season: textured neutrals and bold geometrics.

HOUZZ defines it as “The New Neutrals” but the idea is to simply take your tonal shades up a notch by layering in TEXTURE! As we see wallpaper making a comeback in home décor, try using a linen version of your favorite neutral tone. Don’t want to commit to something permanent, try adding texture in pillows and throws or woods and leathers. At 640 Newton Place NW, we used soft velvet sofas with textured furry pillows in the same shades of brown. We added different woods of the same hue and brought it all together with a bold piece of art.

For 4121 9th St. NW, we shifted summer whites and grays to fall by adding various depths using furs and blankets, leather bar stools and a heavy shag rug to transition from summer’s natural aesthetic to a heavier winter palette that will last through the holidays. For traditional homes and clients, it’s easy to make any “neutral” next level with texture!

While we saw a hint of this in spring with color pops it has come full circle this season, seen in heavy wall papers and tile work. In our gorgeous listing at 1313 R Street NW, the developer made a small and simple half bath something special with a bold geo wallpaper. The foyer mixes bold prints with chunky tile, showcasing flooring with design elements of herringbone and movements that are sure to make any home more mod. Don’t be afraid to step up a small space. Try bold printed carpets or comforters for simple ways to achieve the look. Used in 511 Lamont Street NW with a simple comforter footing for the bed as something new and bold. For trendier condos and customers, these prints can shift your already fun style into a bold statement for fall.

You don’t have to spend a fortune to make an impact, these trends can be achieved easily and successfully using things you own paired with the freshness of a hand towel or pillow from great stores like Home Goods, Target, or online at places like Etsy or Jose & Main.
